Is it best to start by thinking about the inside or outside? The arrangement of inner spaces necessarily coexists with the outer boundary of the house. It is both. Inside, your answers embody the story of living there and strongly dictates the arrangement and flow of space. This summer home embraces celebration and the opportunity to come together.

Three-dimensional perspective plan views demonstrate the combination of the space of each floor independently. Regardless of the floor level, this design seeks the outdoors and blends to extend and expand living spaces; for each bedroom, to provide the privacy of a secluded balcony.

The alternative to starting over is to recognize the benefit of working with what is already there. Often a home brings with it certain advantages such as lot coverage or setbacks which once removed, can no longer be reestablished under current ordinances.

A facelift is the perfect alternative to starting over. Bringing your style to the exterior materials and detailing becomes the presence a home projects. It’s creation is an expression of the people and the memories which live there.

Many homes are built as a generic stock house-plan which lack the opportunity for imagination. Adjustments to the arrangement of spaces can completely change the experience of being inside. There is always a missed opportunity to capture the perfect view or some other attribute having an untapped potential just waiting to be released.

Historic Renovations

All design starts where you are, namely the as-built condition of what already exists. The first step therefore is to create the 3D As-Built Model, inside and out. It remains as a familiar comparison throughout the design process as a reference to compare new ideas.

There are many reasons to consider when contemplating how to best incorporate what you already have. Some are material such as maintaining the benefit of a non-conformity like an existing building height or setback. Others are more personal, such as the memories which reside there and perhaps shouldn’t just be thrown away. Together we figure out what to keep and what to let fall away to make space for new ideas.

Bring in the opportunity of unrealized potential to enhance those special qualities we seek while also removing those parts which no longer serve our needs or interests. In this example, to consider the historic qualities of the home, the minimum elevation was preferred. This helped reduce the undesirable and disproportionate look of a traditional home when raised too high from its original orientation.

In the end, those things which are meaningful or otherwise important maintain that special and familiar presence. Rather than an arbitrary replacement, the process is more like an addition; it’s still what it was plus something new.
